CITY HALL – GREATER LONDON AUTHORITY
BREEAM for offices is a market focused tool aimed at encouraging significant improvements in the performance of buildings in the UK.
It provides recognition in the form of an environmental label. As a tool it stimulates demand for Green Buildings in the market place and sends positive signals to clients and occupants who wish to do something for the environment.

BREEAM establishes a set of categories under which specific credit requirements are grouped.
These are: -
• Management: Overall policy and procedural issues
• Health and Well being: Indoor and external environment issues
• Energy: Operational energy and CO2 issues
• Transport: Transport related CO2 and location issues

• Water: Consumption and leakage related issues
• Materials: Environmental implications and material selections
• Land use: Site issues
• Site Ecology: Ecological issues of the site
• Pollution: Air and Water pollution issues
The number of credits attained is interpreted in the form of an overall rating of excellent, very good, good and pass and the appropriate certificate issued by the Building Research Establishment.
One of our most prestigious series of assessments to date are for the City Hall in central London.
The initial assessment at the “Design & Procurement” stage of the project gained an “Excellent” rating under BREEAM for Offices.
GENEX acted as an integral part of the Design Team providing pro-active advice and guidance to help achieve this highest accolade. This BREEAM consultancy service is available to complement the standard assessment procedure.

As part of an ongoing commission we also undertook a “Post Construction Review” and “Management & Operation” assessment, both of which also achieved the “Excellent” rating. These again give recognition in the form of an environmental label to reinforce the green building and sustainable development philosophies borne out of the initial “Design & Procurement” assessment.
GENEX are also licensed to offer a bespoke BREEAM service covering all building types, Industrial, Schools, Retail, Bespoke and EcoHomes for domestic dwellings.

CENTRAL SCIENCE LABORATORY (CSL)
CSL is a complex research organisation who form part of DEFRA and accommodation in excess of 700 staff at their purpose built laboratories in York.
Project:
To provide energy, water and environmental consultancy services.

General Description:
Environmental Management:
Although familiar with environmental impacts through the work they conduct, CSL had little experience of environmental Management or ISO 14001. GENEX provided expert consultancy to CSL to design, manage and implement their Environmental Management System (EMS) and successfully achieve ISO 14001 certification including:
• Aspect & impact identification
• Policy & procedure design & operation
• Site visits and audits
• Environmental awareness training
• Legal compliance evaluation

Water Management:
Through our in house team of specialist water management engineers we were to provide CSL with a comprehensive water management regime which is both accredited by the Legionella Control Association and compliant with HSE’s ACoP L8 These services comprised of:
• Provision and maintenance of a detailed and accredited legionella risk assessments to whole of property portfolio.
• Provision of legionella control and management scheme in accordance with HSE’s ACoP L8.
• Provision of closed circuit water analysis and treatment to both heating and chilled water circuits.
• Provision of water analyisis to waste water discharge in accordance with the Environmental Agency’s discharge agreement.
